S.P.M. Commercial Sealcoating Information

Sealcoating a commercial property provides protection, improves appearance, prevents cracks, is cost-effective, and increases property value. 1.   Estimate: The process begins with an appointment for a site survey and estimate. One of our estimators will reach out to you right away to discuss your property's needs and answer any questions you may have. We will work with you to come up with a custom solution tailored to the needs of your property.

2.  Traffic Control:  We will set up professional traffic control and barricades to close off any sections that are being seal coated.  Sealcoating can be done in sections if needed. It is recommended to avoid driving on your newly sealed asphalt for at least 24 hours. This allows the sealcoat to fully cure and ensure a strong bond to the surface. 

3.  Crack Filling & Asphalt Patching: Crack filling and asphalt patching are essential maintenance tasks to keep your parking lot in good condition. Cracks in the asphalt can allow water to seep in and cause damage to the sub-base, while potholes can be a safety hazard for drivers and pedestrians. By filling cracks and patching damaged areas, you can prevent further deterioration and extend the life of your parking lot. Asphalt patching should be done separate from sealcoating. 

4.   Extensive Surface Prep: Our team will then thoroughly prep the surface, remove any dirt, debris, oil, or grease that could prevent the sealcoat from adhering properly. Unlike our competitor we apply a primer to the surface. This helps to improve the adhesion of the sealcoat and can also improve its durability. 5.  Application: Our crew will begin applying the commercial grade material by hand around all edges and tight spaces preventing overspray and providing a neat clean brushed appearance. We will then continue to brush or use a state-of-the-art spray system to efficiently cover large surface area of your property. Spraying allows for a consistent and uniform application of sealcoat, which helps to ensure that the surface is protected evenly and that the final appearance is uniform.

6.  Striping: SPM will then use specialized equipment and techniques to create precise, uniform markings that are easily visible and comply with local regulations and standards. 

7.  Inspection: Once the project is completed, the property will be inspected to ensure that the job was done correctly. Any areas that need touch-up or additional attention are addressed at this time.

8.  Final Clean-Up: After the inspection, the area around the property is cleaned up, and any materials, debris, barricades, or equipment used during the process is removed.
